Homes for the future

Futures firmly believes having a home is the foundation for quality of life. We manage more than 9,000 homes and provide services to more than 20,000 customers, families and communities.

In 2015 we launched a new company called Limehouse to spearhead commercial sales and market rent homes throughout the Midlands.

Our £147m building programme means we can build more than 1,000 homes for affordable rent, market rent, outright sale and shared ownership and we plan to work more closely with local authorities and developers to help us deliver our ambition.

A new start in a futures home

Lindon & Rachael Davison have snapped up one of our market rent homes in Langley Mill which has helped perfectly position them for work.

We’ve secured £53m in extra funds as part of a £147m programme to build more than 1,000 new homes.

Raising Aspirations

As well as working with customers and developing new homes, we know the positive economic and social impact of providing people with the skills they need to do the jobs they want.

Through Access Training, the further education provider we co-own with Nottingham Community Housing Association, we continued to support customers, our staff and communities to get into training and employment.

We also provided work opportunities for a number of graduates in partnership with CharityWorks and employed a number of local apprentices and seasonal workers through the Group and our grounds maintenance social enterprise, Futures Greenscape.

Jade Schumann, 23, of Ripley, has found a new drive and ambition since joining Futures’ apprenticeship programme as a business administration apprentice.

Helping careers blossom

Liam Wheatley is thrilled at securing a full-time role at Futures after serving an apprenticeship and earning national recognition as one of the best apprentices in housing.

One group, one brand, one vision

Our purpose is to create: “Great Places. Quality Services. Inspiring Futures.”

To help us achieve this, we created a new single Board structure in July 2015, unified our organisation’s subsidiaries under a single Futures Housing Group brand in 2016, launched “Inspiring Futures”, our new corporate plan, and embarked on an innovative transformation plan to help us better align services, processes and decision-making to improve the efficiency of everything we do.

This is all designed to improve what we do and to build on our excellent performance, efficiency and financial stability, meaning we can invest more in homes and services.

Unified team helps customers save

Our income and money advice team helped our customers save thousands of pounds in 2015/16 through a simple, proactive and personal approach.

High performance, quality services

We continued to improve our performance, governance and financial viability in 2015/16 and were rewarded with the highest ‘G1V1’ rating from our regulator, the Homes & Communities Agency, following a rigorous In Depth Assessment earlier this year.

Part of our financial stability is built from our strong performance and proactive, customer-focused approach to rent collection which helped us achieve record-breaking low rent arrears last year.

None of this would be possible without our excellent approach to customer scrutiny and high performing teams. Indeed, our commitment to our people was recognised with a prestigious Silver Award from Investors in People.

Daventry grandfather William Craib thought his life was unravelling when his wife died and his debts spiralled out of control - until Futures stepped in to help.


Customer scrutiny is vital to our success and Bryan Pawley is a key part of our panel in Daventry, who is helping Futures on its mission to provide quality services.

More than a landlord

Futures Housing Group has a reputation as a quality housing provider, reaching number 11 in 24housing magazine’s Top 50 Landlords list in 2016.

But we are much more than that. Our grounds maintenance social enterprise, Futures Greenscape, celebrated its fifth birthday in 2016 and has grown from a £370k turnover and 14 staff in 2011 to a £1.3m turnover and 40 staff in 2015/16.

Access Training enjoyed one of its most successful years as it received a ‘Good’ rating from Ofsted, created a new construction centre in Derby and helped more than 1,150 people get into training.

And now through our commercial development company Limehouse, we are building brand new homes for sale and private rent.

With a track record of succeeding in different markets, it is no wonder that Futures is becoming an increasingly attractive partner, keen to work with others to create strong links and successful futures.
